Why requests get denied or stall

Missing attachments

No plot plan, no colour sample, no neighbour sign-off. The committee sends it back and the review clock restarts.

No setbacks shown

Committees want to see exactly where it goes and how far it sits from property lines and sidewalks.

Not tied to the rules

A request that quotes the HOA's own guideline sections is easy to say yes to. A vague one is easy to table.

How it works

  1. Pay $49 through secure Stripe checkout.
  2. Upload your HOA form, guidelines, plat or survey photo and project details on the next page. Takes about 5 minutes.
  3. We build the packet: filled form, site sketch with setbacks, materials and colour sheet, neighbour page, cover letter citing your HOA's sections. Each one is checked before it goes out.
  4. Within 48 hours you get an email with your PDF. Print it or email it to your management company.

What's in the packet

Addressed to your architectural committee, quoting the exact guideline sections that apply and showing compliance point by point.

Filled request form

Your HOA's own form, completed. If it's a fillable PDF we fill the fields directly.

Site sketch

Your plat or survey with the project drawn on: dimensions, height, setbacks from lot lines, gates, north arrow.

Materials and colours

Material, style, height, colour and finish in one table, with your product photos or spec sheets attached.

Neighbour acknowledgement

A clean page with a project summary and signature lines for adjacent owners, if your HOA wants one.

Completeness checklist

Every attachment your HOA lists, ticked off, so nothing bounces it back.

Questions

What do I need to send?

Your HOA's architectural request form (or tell us there isn't one), the design guidelines or CC&R architectural section, a photo or scan of your plat, survey or plot plan, and a few lines about the project: what, where on the lot, size, materials and colour. Product links or brochures help. Photos of the area help too.

What exactly do I get back?

One PDF you can print or email to your HOA: a cover letter that quotes your HOA's own guideline sections and shows how the project meets each one, the request form filled in, a site sketch drawn on your plat with dimensions and setbacks marked, a materials and colour sheet, a neighbour acknowledgement page with signature lines, and a checklist of every attachment your HOA asks for.

How fast?

Within 48 hours of receiving your complete files. If something is missing we email you within one business day.

Is this legal advice? Is the sketch a survey?

No. We organise and present your application clearly using your HOA's own rules. We are not lawyers, surveyors or engineers. The site sketch is a not-to-scale illustration on your existing plat, not a survey. If your project needs a permit or engineered drawings, your city or county decides that, not us.

Can you guarantee approval?

No one honestly can: your HOA's committee decides. What we guarantee: if the HOA sends it back because something we should have included is missing or wrong, we fix it free, and if we can't, you get a full refund.

Which projects?

Fences, sheds, decks, patios, pergolas, exterior paint colours, solar panels, and most other exterior changes an architectural committee reviews.

What happens to my files?

They are used only to make your packet and are deleted automatically 60 days after upload. We never sell them, and they are only handled by the service providers that store and process them for us.
